It's easy to see why; just look at the easy, relaxed exteriors and the idyllic picture they present of effortless entertaining.

One common theme you’ll find throughout our Southern house plans is an embrace of outdoor living. Our collection features front porches (a Southern must-have), back porches, wraparound porches, verandas, lanais, galleries, and terraces. With open layouts and large island kitchens, these new house plans are all about comfort and easy living. This Southern house plan (plan 48-940 ) greets clients with a welcoming front porch. White board-and-batten on the exterior delivers vintage curb appeal, while quartered windows (with black trim) render a classic feel. Inside, a handy office just off the foyer would make a great work space or study. Are your clients in need of extra storage? They will drool over the generous utility room that features a washer/dryer, wash station, bench (with hooks above), and a closet.

The open layout between the main living areas (pictured above) makes everyday living. Don’t miss the extra large walk-in closet in the vaulted master suite.

This new contemporary house plan (plan 923-97 ) has tons of southern charm with its barn-like appearance. The high ceilings of the open floor plan create an expansive living space and a great gathering place for family and friends alike.

Two outstanding features are: the large mud/laundry room with commode and shower, and the spacious pantry with a wet bar and storage closet. The pantry has access to the wraparound porch – making it the perfect place to prepare refreshments while guests enjoy the great outdoors. Plan 120-257 is fall-ready with a welcoming front porch. Step inside this stunning southern house plan (plan 1071-4 ). An inviting front porch gives this new house plan design farmhouse flair. The owner’s suite (located on the right wing of the floor plan) features dual sinks and a large walk-in closet. Two more bedrooms share a Jack and Jill bath to the right of the plan.

Do your clients work from home? A study would make the perfect home office. Dining is made easy in the formal dining room next to the entry. Here’s an added plus: a bonus room above the two-car garage could be used as a guest suite or play room.

Plan 430-184 is a jaw-dropping new Southern house plan with stylish European influence. Large porches and an open design make this home design comfortable and great for entertaining. Stay warm with the cozy fireplace in the great room (which also features built-ins).

Clients will fall head-over-heels for the vast rear porch that offers an optional outdoor kitchen. Upstairs, a bonus area over the two-car garage allows for immediate storage and expansion potential.

Enjoy a taste of Southern living with this new house plan design (plan 430-184 ). A covered front porch is the perfect spot for clients to kick back and relax at the end of a long day. Open and bright, the interior features an organic flow between the great room and island kitchen (which includes a large walk-in pantry). The master suite is tucked away to the right wing of the first floor, while three more bedrooms and two baths reside to the left. A grilling porch makes outdoor entertaining effortless.

Upstairs boasts, two more bedrooms, a bath, and sitting area (which would make a great reading nook or home office). Two sizable bonus rooms add even more square footage to this Southern house plan.

With the modern farmhouse style quickly becoming one of the most popular design styles, plan 927-990 is a Southern dream home. Inside, the family room (which features a beamed ceiling and a cozy fireplace) is connected to the casual dining space and the kitchen. Complimented with a large pantry and home management center, the kitchen has plenty of storage options. The guest suite on the first floor provides privacy and comfort to visiting guests. Owners will love the convenient mudroom in the transition space between the two-car garage and kitchen.

A covered rear porch (with an outdoor grill area and dining space to boot) is the perfect place to hang with friends and family on warm summer nights or cool fall evenings. Upstairs boasts four bedrooms (including a stunning master bedroom and suite), two bathrooms, and an optional bonus space above the garage.
